About us

From rows of registrations to something you can read.

Dubai registers every sale and every tenancy. Those records are rich, but a raw export is just rows. This is how we turned 151,750 of them into something people can read, compare and trust.

01 / The owner

The person behind the data.

Dubai Property Intelligence is built and run by its owner, on one rule: every figure must trace back to a registered record.

How it was created

Dubai records every property sale and every tenancy contract, but a raw export is only rows: a name, a size in square metres, a price and a date. This site began from one idea: those records should be as easy to read as a listing, and far easier to trust.

The owner started from the registry's own export and kept it exactly as registered. Area names that differed by a spelling were merged, sizes were converted to square feet, and anything that could not support a figure stayed out of it instead of being estimated.

From there it grew one layer at a time: communities and projects, then rent contracts and yields, then rankings that show the sample behind every number. It keeps growing with every registry update.

03 / Choices we made

Three trade-offs that shaped the site.

Each one made a page look less impressive, and the data more honest.

A short list over a padded one

280 communities exist, but only 148 had market sales in the last year. We rank those and say so, instead of filling the list with empty rows.

Land stays out of price per sqft

A plot's price per sqft is not comparable with a flat's. Land is left out of the price-per-sqft figures for communities and the market, and shown on its own where it is the subject.

One record, one page

Every sale has its own page, with its date, size and comparable sales. A figure you can't trace to a record is one we don't publish.
