How these rankings are calculated
  • Market sales only. Sales, off-plan sales and delayed sales; mortgages and gifts are left out. Primary is off-plan sales from developers, resale is ready property.
  • Sales volume is the number of market sales in the period; the arrow compares the later half of the period with the earlier half.
  • Rental volume counts registered tenancy contracts of about a year in the period. Contracts record neither bedrooms (for most flats) nor a market, so rental and yield lists follow property type and period only.
  • Gross yield is the community's median rent per sqft divided by its median sale price per sqft. Only communities with at least 20 sales and 20 contracts are ranked, so a handful of records cannot produce an extreme yield.
  • Price rise compares the median price per sqft in the later half of the period with the earlier half, where each half has at least 10 priced sales.
